The open market in Lagos is loud, crowded, and largely unverified. CASAMENA operates in the space before it — sourcing properties and investment assets from a private network built over years, presenting them only to clients who have been introduced and qualify for our process.

Luxury Sales

The properties we present were never available to the public.
Off-market listings, waterfront residences, and penthouses identified from a network — not a database. We know which addresses are available before they are available. And when we present one to you, it has already passed every check we apply.
Off-market access
Every property we present has been sourced through our private network — not aggregated from public listings. You see addresses that have not been offered elsewhere.
Full due diligence
Before any viewing, we verify title documentation, structural condition, planning status, and seller standing. Your time is not wasted on properties we have not already approved.
Private viewing
Viewings are arranged discreetly, on your schedule. No open houses. No competing buyers. Just the property and the information you need to decide.
Transaction management
From offer through to completion — solicitors, surveyors, negotiations — handled by a single point of contact. You handle the keys.
Service 02
Fractional Investment
Not every great asset requires full ownership to deliver full returns.
Access to high-yield Lagos luxury properties at a fraction of the entry cost — with the same curation and due diligence that governs everything we do. Fractional positions are limited per asset and awarded on application.
Investment-grade assets only
We apply the same curation to investment properties as we do to residential. Only assets in Victoria Island, Ikoyi, and Banana Island with verified yield projections.
Projected yields: 15–22%
Returns are based on current rental demand, comparable transactions, and projected capital appreciation across a defined hold period.
Fully managed to exit
From acquisition through tenancy management to sale — we handle the asset. You receive regular reporting and a clean exit at the agreed horizon.
Entry on application
Fractional positions are limited per asset. Access is by application and subject to qualification. Minimum entry varies by property.

Our standards
Location
Three postcodes. No exceptions.
Victoria Island, Ikoyi, Banana Island. These are the only markets in Lagos where we operate. Concentration over breadth — because deep local knowledge cannot be replicated at scale.
Structure
The asset must stand on its own terms.
We do not present properties that require you to take our word for their condition. Title must be clean. Structure must be sound. Legal standing must be unambiguous.
Discretion
The transaction is never the news.
Whether buyer, seller, or investor — your name, your position, and your decision are yours. We operate under strict confidentiality at every stage of every engagement.
